The Republic of Tajikistan and former Soviet Socialist Republic of Tajikistan within the USSR is a Central Asian state. It borders to the south with Afghanistan, to the east with China, to the north with Kyrgyzstan and Uzbekistan and to the west with Uzbekistan; it is therefore a landlocked state. The capital is Dushanbe.

But the city, most of whose old residential housing dates back to the Soviet era, is prey to a chronic real estate crisis.

For Tajikistan’s population, accustomed to government housing guarantees of the Soviet era, overcrowding has led to a poor decline in living standards.

The last decade has seen a wave of migrants from the Tajik countryside in Dushanbe, and the construction of economic houses in the capital of Tajikistan has failed to keep up. The increase in real estate costs today has created a city centre of increasingly crowded public housing.

The rising cost of property for sale in Tajikistan and in particular in Dushanbe is exacerbated by two factors: first, that about 80% of Tajikistan's building material is imported; secondly, the government of Tajikistan imposes a system of taxes and tariffs which represents about a third of the cost of building new homes.
